Eviction Process Handling*

We use a Grand Rapids based legal team and in-house collections manager to assist with the eviction process in the unlikely event that a tenant needs to be removed from the property. This enables us to win an overwhelming majority of our eviction cases. Our team handles rent collections and follow ups with past due balances.

Property Accounting and Reporting

We have an in-house accounting team who oversees all accounting and reporting functions. We use Rent Manager management software -- the leading, comprehensive, integrated accounting, maintenance, and advertising program available to the industry. We simplify your life by connecting you to your Owner Portal to send monthly statements such as the Cash Flow Report and you have access to a dozen other reports

Owner and Tenant Portals

We give you real-time access to your properties via your Rent Manager Owner Portal. Prospective residents can apply online with the click of a button, existing residents pay their rent online instead of sending rent checks by mail.

Filter Replacement Program

We schedule filter replacements.

Pet Guarantee

If you decide to allow pets at your property; we have a strict pet screening process as a part of our approval process. We have limited dog breeds, weight restrictions, and require proof of spay/neuter, shots/vaccinations, pictures of the pet(s), and registration with the city.

Maintenance Guarantee

Maintenance service performed by our in-house maintenance company is guaranteed for workmanship for 30 days after completion.

Rent Collection Guarantee

UNITED PROPERTIES will assume the financial burden of the rent as a company expense so you do not miss any rent payments while the tenant is in your property. The tenant must be placed by United Properties and applies for up to 2 months.

Lease Renewal Included

While we are managing the property, if a tenant we placed renews their lease, we will cover the lease renewal fee
